The benefits of drone inspections within property management

Niek Tettero

Technological developments are increasingly affecting every field, and so too within property maintenance and inspection. The role of drones in this development is growing. Compared to regular inspections, drone inspections are generally more efficient, safer and more complete.

By using drones to inspect buildings and map the condition of real estate, inspectors no longer have to physically go out onto rooftops. Using cameras and sensors, drones capture highly accurate images from which measurements can be taken. This data is then analyzed and processed into useful information for property managers, owners, as well as maintenance parties. Anything can be done with this information, from investigating leaks to multi-year maintenance planning (MJOP) in accordance with NEN2767.

The biggest advantage of drone inspections is that drones can get to places that are difficult or even inaccessible to humans. Examples include tall buildings or hard-to-reach roofs. With a drone, these locations can be inspected safely and quickly, without the need for an expensive aerial platform or scaffolding, and the inspector can do his work without having to leave the door.

Another advantage of drone inspections is that it saves time and money. In addition, drones save time and money. Whereas previously a team of specialists would often spend hours or even days inspecting a building, a drone can do it up to 10x faster. Moreover, no special measures need to be taken to make the building accessible to inspectors. This means that drones not only increase efficiency and reduce costs, but the use of drones can also address labor shortages. Bouwend Nederland expects construction shortages to continue through 2030, and let that be precisely the period when a lot of building and remodeling needs to be done throughout the Netherlands to address the housing shortage and make it more sustainable.

In addition to capturing images and measurements, there are many other applications. Using the Artificial Intelligence (AI) developed by supRmen, anomalies and defects can be automatically recognized, and building elements are measured. This makes the whole process faster and more objective. At the touch of a mouse, it can be determined which parts of the building need extra attention, as well as how many square meters of facade area a building has. This makes it possible to quickly and objectively determine which parts of the building need extra attention, as well as how many square meters of facade area a building has.

Long story short, developments around managing and maintaining real estate are promising. By using smart and innovative solutions - such as deploying drones - property managers and owners can better map and maintain their property portfolios. This leads to greater savings and efficiency in terms of time, cost and safety.
